An altered site plan has caused a delay in a zoning change for the former Zeller's building in Woodstock.
WOODSTOCK -- It will be at least three weeks before a possible zoning will be made for the former Zeller's building in Woodstock.
The application was before Council Thursday night to allow a zone change from Special Central Commercial to Central Commercial in order to allow for a wider range of commercial uses.
Issues arose with Council as the application that was circulated to the Downtown Business Improvement Area was for a health club and 2 other retail properties that were ten thousand square feet, fifteen thousand square feet and twenty-eight thousand square feet in size.
Councillor Sandra Talbot says the applicant is now looking to put six smaller units in the former Zeller's building and it calls into question whether that's now going to compete with the BIA.
"The idea is to keep larger spaces into larger square footage for uses that wont directly compete with the downtown so something of a large unit going into those buildings instead of smaller stores."
Talbot says it's important to respect the boundaries of the BIA.
"Over the many years I've been on council and all the reports I have read, you will always find that having a healthy downtown is your core and the heart of your city and you always want to maintain and have a lot of activity down in that area and we are losing a lot of that to the outlining box stores and superstores."
The zoning application was deferred until council has the chance to consult with the BIA.
